In this Mid-Year Report, we’re looking at Woburn, Massachusetts home sales in the first half of 2021 compared to the first half of 2020 and how the market performed in that area.
Home Sales Up 30.4% & Prices Up 9.9%
Woburn’s market saw increases in both sales and prices in the first half of 2021. Sales increased by 30.4% to 257 compared to 197 in 2020.
Prices are now at $614,563, a 9.9% jump from $559,132 this time period last year.
These metrics include single families, condos, and multi-families. The categorical breakdowns are listed in the infographic above.
Listed Homes
The number of listed homes rose to 289 over 222 last year, a 30.2% positive change for Woburn.
Pending Homes
Pending sales increased by 38.7%, moving from 204 to 283 in the same time period year over year.
2021 Outlook
Buyer and seller motivation is likely going to make 2021 the biggest year yet for the number of sales statewide if sales keep increasing as they did in Woburn. These increases are a reflection of the post-covid market, and how sales experienced an artificial decrease last year due to the pandemic.
