Want to know how the Woburn, Massachusetts real estate market is doing? In this Mid Year report we’re looking at home sales in Woburn for the first half of 2016 versus the first half of 2015 and how the market is currently performing.

As of June 30th, a total of 214 homes sold in Woburn at an average sale price of $394,108. (These numbers include single-family homes, condominiums, and multi-family sales combined). 214 sales are down from this same time period in 2015 when 223 homes were sold. Despite the decrease in the amount of homes sold, the average sale price was up slightly by 0.5%.
Homes Listed in Woburn:
From January 1st to June 30th, there were 279 homes listed on the market compared to 291 within the same date range in 2015. 12 less homes listed isn’t a significant difference and means little for the market.
Homes Pending in Woburn:
From January 1st to June 30th, there were 254 homes that went pending (contract accepted) compared to 286 within the same date range in 2015. Homes pending was up in the first quarter so it was surprising to see that pace slow down. If it continues home sales will eventually slow down but, at this point, it is too early to tell with any certainty.
Overall, it is clear that the market in Woburn and the surrounding communities is strong which is consistent with what we are seeing market-wide across Massachusetts as reported in our 2016 midyear report.
