In this Mid-Year Report, we’re looking at Watertown, Massachusetts home sales in the first half of 2022 compared to the first half of 2021 and how the market performed in that area.

Home Sales Down 2.42% & Prices Up 13.96%

As of June 30, 2022, home sales in Watertown decreased slightly by 2.42% with 202 sales compared to 207 last year in the same timeframe.

Average prices increased by 13.96% moving from $766,040 to $873,004 in 2022 so far. 

These metrics include single families, condos, and multi-families. The categorical breakdowns are listed in the infographic above.

Listed Homes

There were 251 homes listed on the market in Watertown this year compared to 276 this time last year, a 9.06% decrease.

Pending Homes

There were 212 homes with contracts accepted in Watertown which is the result of a 10.55% decrease over last year, which had 237.

2022 Outlook

Sales decreased and prices increased in Watertown’s real estate market, a similar performance to that of Massachusetts though sales didn’t as much. This decrease in sales is expected to continue as we head into the 2nd half of the year, especially if mortgage rates continue their increase. Prices in Watertown are most likely going to increase throughout the year, but the cooling of the market will slow the rapid rate in which they have been increasing previously.
