Watertown 2019 Mid-Year Report

Want to know how the Watertown, Massachusetts real estate market is doing? In this Mid-Year Report, we’re looking at home sales for the first half of 2018 versus the first half of 2019 and how the market is currently performing in that area.

As of June 30th, a total of 223 homes sold in Watertown. (These numbers include single-family homes, condominiums, and multi-family sales combined). Total sales are up 16.15% from this same time period in 2018 when 192 total homes were sold.

Prices are up slightly from 2018, by .8% now at an average sale price of $735,969, compared to 2018 when they were an average price of $730,236.

Homes Listed in Watertown:

From January 1st to June 30th, there were 329 homes listed on the market, up 29.5% compared to 254 within the same date range in 2018.  Greater inventory and higher sales is a sure sign of a hot market.

Homes Pending in Watertown:

From January 1st to June 30th, there were 258 homes that went pending (contract accepted) up 20.6% compared to 214 within the same date range in 2018.

The Watertown market performed stronger than Massachusetts when compared to the 2019 Mid-Year Report with sales much higher than statewide performance.
