In this Mid-Year Report, we’re looking at Waltham, Massachusetts home sales and prices in the first half of 2021 compared to the first half of 2020 and how the market performed in that area.
Home Sales Up 53.3% & Prices Up 10.9%
Home sales increased by 53.3% in Waltham as of June 30, 2021, rising to 345 sales over 225 during the same time period last year.
Waltham’s average sales price came in at $686,825, a 10.9% year-over-year increase from $619,158.
These metrics include single families, condos, and multi-families. The categorical breakdowns are listed in the infographic above.
Listed Homes
There were 416 listings in the first half of 2021, a 25.7% increase over last year’s 331 listings.
Pending Homes
Last year’s 283 pending sales were beat out by 2021’s with 410 pending sales, a 41.7% climb.
2021 Outlook
Waltham’s strong real estate market shows that buyer and seller motivation is very strong and likely going to make 2021 the biggest year yet for the number of sales statewide. Giant increases are a mix of the world opening back up, and this year’s numbers being compared to last year’s which were jammed by the pandemic.
