The information on this Site is provided for informational purposes only and does not constitute professional real estate, legal, financial, appraisal, or tax advice. Lamacchia Realty reserves the right to suspend, terminate, modify, or discontinue all or any portion of the Site at any time without notice.

Property listing data displayed on this website may be sourced from various Multiple Listing Service (MLS) databases and is used under license; such data remains the property of the applicable MLS or its member participants. You may not reproduce, distribute, modify, create derivative works of, or republish any of the material on this website without the prior written consent of Lamacchia Realty, except that you may print or download one copy of a reasonable number of pages of the website for your own personal, non-commercial use, provided you do not modify or delete any copyright, trademark, or other proprietary notices.

MLS AND LISTING DATA DISCLAIMERS. The Site may display listings from MLS databases in which Lamacchia Realty participates. Property listing information displayed on this Site is obtained from sources deemed reliable but is not guaranteed to be accurate, complete, or current. All listing data is subject to change without notice. Lamacchia Realty makes no representations or warranties regarding the accuracy, completeness, or timeliness of any listing information. Listing data is provided for the personal, non-commercial use of consumers and may not be used for any purpose other than to identify prospective properties that consumers may be interested in purchasing. All real estate listings are subject to prior sale or withdrawal. Neither Lamacchia Realty nor the applicable MLS shall be liable for any errors or omissions in listing data. Information concerning taxes, zoning, schools, measurements, dimensions, square footage, market values, financing, insurance, flood zones, and similar information is obtained from third-party sources and should be independently verified.

FAIR HOUSING COMPLIANCE. Lamacchia Realty is committed to compliance with all applicable federal, state, and local fair housing laws, including the Federal Fair Housing Act and state fair housing laws. The Brokerage and its affiliated agents do not discriminate on the basis of race, color, religion, national origin, sex, sexual orientation, gender identity, familial status, disability, marital status, military status, age, ancestry, source of income, genetic information, or any other status protected by law. Users agree not to use the Site in any manner that would violate fair housing laws or encourage unlawful discriminatory conduct.

USER CONDUCT AND PROHIBITED USES. NO AGENCY RELATIONSHIP CREATED. Use of this Site, including browsing listings, submitting inquiries, requesting information, scheduling showings, or communicating with the Brokerage through the Site, does not create an agency, brokerage, fiduciary, or other professional relationship between you and the Brokerage. An agency relationship with the Brokerage or any affiliated real estate licensee is established only through a written agreement signed by the parties as required by applicable law. Until such an agreement is executed, the Brokerage and its affiliated licensees may represent other parties whose interests may differ from yours.

USER SUBMISSIONS AND LEAD ROUTING. By submitting information through the Site, you authorize the Brokerage and its affiliated agents, employees, representatives, and service providers to contact you regarding your inquiry. The Brokerage may route, assign, or distribute inquiries among affiliated agents, teams, branch offices, or service providers in its discretion. Submission of an inquiry does not guarantee representation by any particular agent or office.

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, LAMACCHIA REALTY, ITS OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, AND LICENSORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATED TO YOUR USE OF THE SITE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. These Terms and any dispute or claim arising out of or related to them or their subject matter shall be governed by and construed in accordance with the laws of the Commonwealth of Massachusetts, without giving effect to any choice or conflict of law provision. Any legal suit, action, or proceeding arising out of or related to these Terms or the Site shall be instituted exclusively in the federal or state courts located in Middlesex County, Massachusetts, and you irrevocably submit to the personal jurisdiction of such courts. Nothing in this Section shall limit our right to seek injunctive or other equitable relief in any court of competent jurisdiction.

SEVERABILITY. If any provision of these Terms is held by a court of competent jurisdiction to be invalid, illegal, or unenforceable for any reason, such provision shall be eliminated or limited to the minimum extent such that the remaining provisions of these Terms will continue in full force and effect.

ENTIRE AGREEMENT. These Terms, together with our Privacy Policy and any other legal notices published by us on the Site, shall constitute the entire agreement between you and Lamacchia Realty concerning the Site and supersede all prior and contemporaneous understandings, agreements, representations, and warranties, both written and oral, with respect to the Site.
