Norfolk County 2018 Mid-Year Report

Want to know how the Norfolk County real estate market is doing? In this Mid-Year Report, we’re looking at home sales in Norfolk County for the first half of 2017 versus the first half of 2018 and how the market is currently performing.

As of June 30th, a total of 4,445 homes sold in Norfolk County at an average sale price of $560,619, which is up 4.23% from last year at this time when prices were $537,864.  The number of homes sold are down 6.89% over last year when there were 4,774 homes sold. These numbers include single-family homes, condominiums, and multi-family sales combined.

Homes Listed in Norfolk County:

From January 1st to June 30th, there were 6,610 homes listed on the market, up 2.64% compared to 6,440 within the same date range in 2017, which goes to show that this years’ inventory being the lowest in ever recorded had more to do with there being more buyers than homes on the market and less to do with there not being enough homes available.

Homes Pending in Norfolk County:

From January 1st to June 30th, there were 5,491 homes that went pending (contracts accepted), down 1.24% compared to 5,560 within the same date range in 2017.

The Norfolk County market has been relatively consistent with the other county reports as well as with the overall trends in Massachusetts.  The number of homes listed were up slightly, pending numbers were down slightly, and prices increased. Norfolk County’s number of homes sold was down, which is relatively consistent with what we saw for the other counties.
