Middlesex County 2019 Mid-Year Report

Want to know how the Middlesex County, Massachusetts real estate market is doing? In this Mid-Year Report, we’re looking at home sales for the first half of 2018 versus the first half of 2019 and how the market is currently performing in that area.  These reports include single-family homes, condominiums, and multi-family sales combined.

As of June 30th, Middlesex County saw a very slight .4% decrease in sales. The first half of 2019 saw 9,023 home sales compared to 2018 when 9,058 total homes were sold, only 35 fewer homes sold.

Prices increased by 4%, now up to $602,920 in 2019 compared to $579,492 in the first half of 2018.

Homes Listed in Middlesex County:

From January 1st to June 30th, there were 13,329 homes listed on the market, a 5.2% increase when compared to 12,668 within the same date range in 2018.

Homes Pending in Middlesex County:

From January 1st to June 30th, there were 11,017 homes that went pending (contract accepted) up 2.9% compared to 10,707 within the same date range in 2018.

The Middlesex County market has been relatively consistent with the 2019 Mid-Year Report as sales are down and prices are up which goes to show that homes sold for over asking in this competitive market.  This is subject to change in the late summer and early fall; as seller activity increases, inventory goes up and buyers have more selection.  Sellers may have to compete for buyer attention by adjusting their prices.
