Want to know how the Middlesex County real estate market is doing? In this Mid-Year Report, we’re looking at home sales in Middlesex County for the first half of 2017 versus the first half of 2018 and how the market is currently performing.

As of June 30th, a total of 9,058 homes sold in Middlesex County at an average sale price of $579,492. These numbers include single-family homes, condominiums, and multi-family sales combined. The number of homes sold is down 1.46% from this same time period in 2017 when 9,192 total homes were sold.  Prices are up 7.71% from 2017 when they sold at an average of $538,019.

Homes Listed in Middlesex County:

From January 1st to June 30th, there were 12,694 homes listed on the market, up 1.73% compared to 12,478 within the same date range in 2017, which shows that inventory wasn’t down because people weren’t listing, it was because supply couldn’t keep up with demand.

Homes Pending in Middlesex County:

From January 1st to June 30th, there were 10,725 homes that went pending (contracts accepted), down 1.31% compared to 10,867 within the same date range in 2017.

The Middlesex County market has been relatively consistent with the overall trends in Massachusetts.  Prices increased and sales decreased, going to show that the homes that did sell sold for over asking in this very competitive market.  Homes listed weren’t down dramatically despite the low inventory this year, but that is to be expected when there are more buyers than there are sellers.
