What’s Happening in the Market?
- As we move deeper into the summer market, June demonstrated that demand remains steady despite global economic uncertainty. Buyers are benefiting from more inventory and greater selection, while sellers who invest in preparation, price their homes competitively, and respond quickly to market feedback continue to achieve the best outcomes.
- In New England, buyer activity remained steady as the market moved into the summer selling season. Inventory increased modestly, providing more opportunities for buyers, but well-priced homes in desirable locations continued to sell quickly. While competition remains healthy, buyers have become more selective, making accurate pricing and strong presentation more important than ever.
- Meanwhile, in South Florida, inventory continued to rise, particularly in the condominium and luxury markets, creating more balanced conditions than in previous years. Migration and lifestyle demand continued to support the market, though buyers benefited from increased negotiating power as they had more homes to choose from. Sellers who priced their homes competitively continued to see the strongest results, especially in the condo market with regard to regulations and association fees.
- According to the National Association of Realtors, existing-home sales decreased by 2.4% in June 2026. Month-over-month sales increased in the Northeast, and declined in the Midwest, South, and West.
- Chief Economist Lawrence Yun stated,
“The back-and-forth in monthly home sales activity, driven by mild fluctuations in mortgage rates, shows how sensitive home buyers are to affordability conditions. However, job gains – more than half a million since the beginning of the year – will continue to provide support for the housing market”
- According to Mortgage News Daily, mortgage rates remained in the mid 6% range throughout June. While rates continued to fluctuate alongside inflation data and global economic developments, many economists remain optimistic that modest improvements could occur later this year if inflation continues to ease.
- When preparing to list a home for sale, sellers and their agents will use closed comparable sales, also known as ‘comps’, to help determine a proper list price for the property. In this market, a seller looking at comps to pinpoint their own target list price must be a little savvier than in years past. Click here to learn why.
- Summer is also an excellent time for homeowners to tackle simple projects that can increase a home’s value. Fresh landscaping, mulching, pressure washing, cleaning up outdoor spaces, and decluttering and organizing the interior can all make a lasting first impression and help a home stand out when it’s time to sell.
