According to Maine’s 2024 Municipal Valuation Return Statistical Summary, the average property tax bill for a single-family home was $3,120. The average property tax rate was $12.90 per $1,000 of assessed value, though rates vary widely by municipality based on property values and local budget needs.

Which Maine Towns Had the Highest Property Tax Bills in 2024?
Property tax bills in Maine tend to be higher in southern municipalities near the New Hampshire border and lower in northern parts of the state. Counties closer to New Hampshire averaged $4,707 in property taxes, compared with approximately $1,600 in northern counties. Cumberland had the highest average property tax bill at $19,824, with an average single-family home value of $852,630. Yarmouth ranked second, with an average bill of $18,460 and a home value of $719,131. North Yarmouth ranked third, with an average bill of $13,905 and a home value of $702,250.
Higher property tax bills often reflect a combination of higher home values and local tax rates. Even a moderate tax rate can result in a substantial bill for an expensive home, while municipal budgets and the local tax base also influence how much homeowners pay.
Which Maine Towns Have the Lowest Property Tax Bills in 2024?
Lakeville had the lowest average property tax bill in Maine in 2024 at $829, followed by Great Pond at $934. Bowerbank ranked third, with an average annual property tax bill of $1,236.
Population and local operating costs can play an important role in a town’s overall property tax burden. Lakeville, for example, has an estimated population of just 105 residents. Smaller, rural communities may have lower municipal operating costs than larger cities, although expenses for public schools, road maintenance, and essential services still influence local tax rates. The size of a town’s tax base and the amount of taxable property available to fund its budget can also affect what homeowners pay.
How Are Property Taxes Calculated in Maine?
