Essex County 2020 Mid-Year Report

In this Mid-Year Report, we’re looking at Essex County home sales for the first half of 2020 versus the first half of 2019 and how the market is currently performing in that area.  This report includes single-family homes, condominiums, and multi-family sales combined.

As of June 30th, Essex County saw an 18% decrease in sales. The first half of 2020 saw 3,975 home sales compared to 2019 when 4,845 total homes were sold.

Prices increased by 7.8%, now up to $531,493 in 2020 compared to $492,840 in the first half of 2019.

Homes Listed in Essex County:

From January 1st to June 30th, there were 5,417 homes listed on the market, a 22.7% decrease when compared to the same date range in 2019 which had 7,004 homes placed on the market.

Homes Pending in Essex County:

From January 1st to June 30th, there were 4,853 homes that went pending (contract accepted) down by 18% compared to 5,916 within the same date range in 2019.

The Essex County market has been consistent with the 2020 Mid-Year Report with diminished sales and increased prices due to the effects of COVID-19.
