Essex County real estate market is doing? In this Mid-Year Report, we’re looking at home sales for the first half of 2018 versus the first half of 2019 and how the market is currently performing in that area. These reports include single-family homes, condominiums, and multi-family sales combined.
As of June 30th, Essex County saw a 1.4% decrease in sales. The first half of 2019 saw 4,845 home sales compared to 2018 when 4,914 total homes were sold.
Prices increased by 5.8%, now up to $492,840 in 2019 compared to $465,780 in the first half of 2018.
Homes Listed in Essex County:
From January 1st to June 30th, there were 7,004 homes listed on the market, a slight .3 % increase when compared to the same date range in 2018 which had 6,983 homes placed on the market.
Homes Pending in Essex County:
From January 1st to June 30th, there were 5,916 homes that went pending (contract accepted) up 2.2% compared to 5,790 within the same date range in 2018.
The Essex County market has been relatively consistent with the 2019 Mid-Year Report as sales are down and prices are up which goes to show buyers had to compete and offer over asking for homes. It’s been a seller’s market and as the summer progresses we are likely to see the pendulum swing into the buyer’s favor with more inventory and selection.
