Home Sales Up 38.3% & Prices Up 11.6%

As of June 30, 2021, Chelmsford sales increased from 201 in the first half of 2020 to 278 in the first half of 2021, a 38.3% climb.

Prices increased by 11.6%, now at an average of $461,950 from $413,907.  

 These metrics include single families, condos, and multi-families.  The categorical breakdowns are listed in the infographic above.

Listed Homes

The number of listed homes increased by 7.12%, now at 301 over 281 last year.

Pending Homes

The number of pending sales increased by 19.6% in Chelmsford in the first half of 2021.  Last year in the same time period, there were 245 contracts accepted compared to 293 this year.

2021 Outlook

The Chelmsford real estate market is up year over year, consistent with Massachusetts trends. Buyer motivation is still very strong, and seller motivation is clearly growing with the rising listing activity.  This is likely to continue through the year as 2021 is potentially going to be the biggest year yet for the number of sales statewide.
