Chelmsford 2020 Mid-Year Report

In this Mid-Year Report, we’re looking at Chelmsford, Massachusetts home sales for the first half of 2020 versus the first half of 2019 and how the market is currently performing in that area.

As of June 30th, Chelmsford saw a 30% decrease in sales. (These numbers include single-family homes, condominiums, and multi-family sales combined). The first half of 2020 saw 201 home sales compared to 2019 when 287 total homes were sold.

Prices increased by 11.9%, now up to $413,907 in 2020 compared to $370,030 in the first half of 2019.

Homes Listed in Chelmsford:

From January 1st to June 30th, there were 282 homes listed on the market, a 17.8% decrease when compared to 343 within the same date range in 2019.

Homes Pending in Chelmsford:

From January 1st to June 30th, there were 245 homes that went pending (contract accepted) down 26.9% compared to 335 within the same date range in 2019.

The Chelmsford market performed similarly to Massachusetts when compared to the 2020 Mid-Year Report with diminished sales and increased prices due to the effects of COVID-19.
