Braintree 2022 Mid-Year Review

In this Mid-Year Report, we’re looking at Braintree, Massachusetts home sales in the first half of 2022 compared to the first half of 2021 and how the market performed in that area.

Home Sales Down 15.32% & Prices Up 5.08%

Braintree’s home sales were down 15.32% in the first half of 2022 with 199 this year compared tp 235 the same time last year.

Prices increased from $572,664 in the first half of 2021 to $601,734, up 5.08%.

These metrics include single families, condos, and multi-families. The categorical breakdowns are listed in the infographic above.

Listed Homes

The number of listings in Braintree is down 22.57%, now at 223 compared to 288.

Pending Homes

The number of contracts accepted on homes decreased 26.74% year over year, now at 200 over 273 last year.

2022 Outlook

The mid-year data for Braintree comes as no surprise as the Massachusetts market as a whole also shows similar trends – ultimately proving the market is changing and beginning to balance out. Sales have decreased in the Braintree area, predominantly caused by the effects of increased mortgage rates, while prices continue their ascent. However, price appreciation is expected to slow as we continue throughout the year given that inventory is still not high enough to cause a major price drop.
