Beverly 2021 Mid-Year Review

Want to know how the Beverly, Massachusetts real estate market is doing? In this 2021 Mid-Year Housing Report, we’re looking at home sales in Beverly in the first half of 2021 compared to the first half of 2020 and how the market performed in that area.

Home Sales Up 37.4% & Prices Up 13.2%

As of June 30, 2021, Beverly home sales increased by 37.4% as there were 257 sales in the first half of 2021 and 187 in that same time period in 2020.  Average prices increased by 13.2% going from $527,187 in 2020 to $596,588 in 2021.  These metrics include single families, condos, and multi-families.  The categorical breakdowns are listed in the infographic above.

Listed Homes

The number of listed homes increased by 5.2%, moving from 250 in early 2020 to 263 in early 2021. 

Pending Homes

The number of pending sales increased by 11.7% in Beverly in the first half of 2021.  There were 231 in the same period in 2020 and 258 in 2021.

2021 Outlook

The market is strong with motivated buyers and sellers starting to list more and more. It’s likely that we are going to continually see sales and prices increase as the year progresses. 2021 is potentially going to be the biggest year yet in terms of the number of sales statewide.
