- Home Sales: Decreased by 6.9% – 3,728 sales in 2025 to 3,469 in 2026
- Average Prices: Increased by 5% – $419,609 in 2025 to $440,705 in 2026
- Number of Homes Listed: Decreased by 3% – 4,928 in 2025 to 4,781 in 2026
- Number of Pending Sales: Decreased by 2.9% – 4,076 in 2025 to 3,957 in 2026
2026 Hartford County Housing Market Outlook
The Hartford County housing market decreased overall by 6.9% for home sales and increased by 5% for average prices in the first half of 2026 compared to the first half of 2025. The U.S. housing market posted modest gains through the first half of 2026 compared to the same period in 2025, though many markets, especially across the Northeast, experienced a delayed start due to an extended winter. Activity picked up as the weather improved, with more homes coming to market and buyers benefiting from increased inventory. According to the National Association of REALTORS®, existing-home sales outpaced last year’s pace, while Mortgage News Daily reported mortgage rates generally remained in the mid-6% range. Cooling inflation helped improve consumer confidence, although global uncertainty and fluctuating energy prices continued to influence mortgage rates. Overall, the market has become more balanced, making accurate pricing and strong marketing more important than ever for sellers while giving buyers more choices and negotiating power.
