According to the National Association of Realtors, existing-home sales showed signs of stability in 2025, with December sales up 5.1% month over month and strong year-over-year improvement as mortgage rates remained raised but steadier throughout the year. Rates largely stayed in the mid-6% to low-7% range before dipping to 5.99% early in 2026, reinforcing expectations for gradual improvement ahead. NAR Chief Economist Lawrence Yun noted that while 2025 remained challenging due to high prices and low sales, conditions began to improve late in the year as rates eased and price growth slowed. 

Housing inventory also improved, with national supply reaching the mid-4-month range in the second half of 2025, the highest levels seen in several years, giving buyers more options and leverage. For sellers, this reinforced the importance of accurate pricing and strong positioning, while buyers benefited from increased choice. As Anthony noted in his 2026 Predictions, 2025 was an adjustment year that helped set the stage for a healthier, more active housing market in 2026.
