Home Sales Up 5% + Prices Up 6.8%
As of December 31, 2021, Woburn home sales were up by 5% over 2020. There were 550 sales in 2021 over 524 in 2020. Prices increased as well, up by 6.8% now at $602,513 over 2020 when prices averaged $564,105.
Homes Listed in Woburn:
In 2021, there were 541 Woburn homes listed on the market, up 11.5% over 2020 when 485 were listed.
Homes Pending in Woburn:
Woburn 2021 saw a 15.6% increase in the number of homes placed under agreement with 511 over 442 in 2020.
Outlook
The Woburn market proved strong in 2021 even with the COVID-19 pandemic still ongoing. There was an increase in sales in single-family and multi-family homes, but a decrease in condo sales by 23 units due to the increase in demand for more privacy and space. Additionally, the average price dropped for condos while single-family and multi-family homes saw an increase in average price. The beginning of 2022 is predicted to have historically low inventory and, as a result, increased competition similar to mid-summer 2021.
