Home Sales Up 7.4% + Prices Up 2.7%

As of December 31, 2021, there were 478 homes sold in Watertown, up 7.4% from 2020 when there were 445 sales. Prices increased by 2.7% to $776,285 over 2020 when prices were $755,965.

Homes Listed in Watertown:

There were 518 homes listed in Watertown in 2021, down 0.2% compared to 2020 when there were 519 homes placed on the market.

Homes Pending in Watertown:

In 2021, there were 464 Watertown homes placed under contract, up 9.4% from 2020 when there were 424.

Outlook

Despite the pandemic, the Watertown market performed well, with only a slight decrease in single-family home sales year over year. Average prices have increased for single-family and condos, but multi-family prices have surprisingly decreased. The start of 2022 is predicted to start slow with low inventory and competition similar to what we say in mid-summer 2021, but eventually becoming a very busy year and we are likely to see the number of sales rise year over year and prices continue to increase.
