Home Sales Up 22.7% + Prices Up 12%

As of December 31, 2021, Waltham home sales totaled 714, up 22.7% over 582 in 2020. Waltham’s average prices increased to $722,062, up 12% over $644,620 in 2020.  These metrics include single families, condos, and multi-families.

Homes Listed in Waltham:

There were 752 homes listed in Waltham in 2021, up 7% compared to 2020 when there were 703 homes placed on the market.

Homes Pending in Waltham:

In 2021, there were 725 Waltham homes placed under contract, up 17.3% from 2020 when there were 618.


The Waltham market is strong despite the ongoing COVID-19 pandemic, especially for condos and multi-families, showing that communal living is back on the rise after seeing a sharp decline after the March 2020 shutdown. This, coupled with the increase in single-family home prices, has increased multi-family and condos sales year over year. Accordingly, prices are increasing for condos now that the demand is back. 2022 is predicted to show much of the same as 2021 and we are likely to see the number of sales rise year over year and prices continue to increase.
