Home Sales Up 9.9% + Prices Up 9.6%

As of December 31, 2021, Chelmsford home sales increased by 9.9% with 620 sales in 2021 compared to 564 in 2020.  Average prices increased to $496,855, a 9.6% increase over 2020 when prices were $453,420.  These metrics include single families, condos, and multi-families.

In 2021, there were 560 homes listed in Chelmsford, down 0.9% from 2020 when there were 565.

Homes Pending in Chelmsford:

There was an 3.4% increase in the number of homes placed under agreement in 2021 as there were 554 compared to 536 in 2020.


The Chelmsford market bounced back in 2021, with sales increasing for single families and condos. However, for multi-families, buyers and sellers were not active enough and could not catch up to 2020 sales. 2022 is predicted to be slow in the first few months of the year, but then we will see a very busy year and will likely see the number of sales rise year over year and prices continue to increase.
