2020 Woburn Year in Review

Home Sales Up 4.6% + Prices Up 10.8%

As of December 31, 2020, Woburn home sales were up by 4.6% over 2019.  There were 524 sales in 2020 over 501 in 2019.  Prices increased as well, up by 10.8% now at $564,105 over 2019 when prices averaged $509,032.

Homes Listed in Woburn:

In 2020, there were 486 Woburn homes listed on the market, down 15% over 2019 when 572 were listed.

Homes Pending in Woburn:

Woburn 2020 saw a 15.6% decrease in the number of homes placed under agreement with 443 over 525 in 2019.

Outlook

In spite of the pandemic, the Woburn market was very strong in 2020.  After the shutdown in March and the market lurched for a few months, Summer through the end of the year experienced a frenzied, fast-paced market in which Woburn was able to beat 2019 for the number of sales and average prices.  It’s predicted that 2021 will yield a very similar outcome and beat 2020 with droves of motivated buyers and sellers who put their plans on pause during Covid.
