Home Sales Down 13.3% + Prices Up 3.5%

As of December 31, 2020, Waltham home sales totaled 582, up 13.3% over 671 in 2019. Waltham’s average prices increased to $644,620, up 3.5% over $623,079 in 2019.  These metrics include single families, condos, and multi-families.

Homes Listed in Waltham:

There were 703 homes listed in Waltham in 2020, down 3.4% compared to 2019 when there were 728 homes placed on the market.

Homes Pending in Waltham:

In 2020, there were 618 Waltham homes placed under contract, down 5.7% from 2019 when there were 655.


The pandemic slowed the Waltham market down a bit in 2020.  Being down by 89 sales year over year isn’t bad, however, after the market shutdown last March when the pandemic began to take effect.  2021 is predicted to be a very busy year and we are likely to see the number of sales rise year over year and prices continue to increase.
