As of December 31, 2020, Chelmsford home sales increased by 6.6% with 604 sales in ’19 compared to 564 in 2020. Average prices increased to $453,420, a 12% increase over 2019 when prices were $404,897. These metrics include single families, condos, and multi-families.

In 2020, there were 565 homes listed in Chelmsford, down 2.4% from 2019 when there were 579.
Homes Pending in Chelmsford:
There was an 8.4% decrease in the number of homes placed under agreement in 2020 as there were 536 compared to 585 in 2019.
The Chelmsford market halted due to the pandemic and the shutdown in Spring until mid-summer when things opened back up again. From that point until the end of the year, buyers and sellers were very active but not enough to catch sales up enough to beat 2019 though 2020 is only down by 40 sales. 2021 is predicted to be a very busy year and we are likely to see the number of sales rise year over year and prices continue to increase.
