2017 Woburn Mid-Year Report

Want to know how the Woburn, Massachusetts real estate market is doing? In this Mid Year Report, we’re looking at home sales in Woburn for the first half of 2017 versus the first half of 2016 and how the market is currently performing.

As of June 30th, a total of 216 homes sold in Woburn at an average sale price of $424,704. (These numbers include single-family homes, condominiums, and multi-family sales combined). 214 sales are up from this same time period in 2016 when 214 homes were sold. The average sale price was up 7.8% from $394,108 to $424,704 in 2017.  Multi-families were the only category down in sales, by 17.4%, with the reason being that the amount of homes listed on the market in this timeframe was down almost 40% this year compared to last.

Homes Listed in Woburn:

From January 1st to June 30th, there were 256 homes listed on the market compared to 279 within the same date range in 2016, consistent with the trends for the rest of the state.

Homes Pending in Woburn:

From January 1st to June 30th, there were 227 homes that went pending (contract accepted) compared to 254 within the same date range in 2016.

Overall, it is clear that the market in Woburn and the surrounding communities are experiencing the same slight decreases in home sales and increases in average price as the rest of Massachusetts, as described in our 2017 Massachusetts Mid-Year Report.
