I am writing to you today to express my gratitude to Lamacchia Realty , Inc. In September 2011, my husband and I made the hard decision to put our home on the market as a short sale. My husband did some research and found out that Lamacchia Realty specializes in short sales. Confused and heartbroken to have to proceed and take a loss on our house, we called to make an appointment for someone to come to us and explain the procedure. This was the moment we knew had chosen the right company to take us on this journey.
The first visit was a pleasant experience filled with helpful information. The representative talked to us like we had been friends for years, still maintaining professionalism along the way. All of the facts were laid out regarding how a short sale worked. We were told up front how long the process was, what we could expect each step of the way and we felt confident that we had chosen the right people for the job. Before this visit, I had a different impression of what a short sale was, I felt like we had failed and it was something to be shameful of. After the visit, my feelings were much different. There was a team assigned to our short sale and each step of the way we encountered people who were dedicated to making this process as easy as possible. As soon as our condominium went on the market, the showings started. I had always remembered showings to be inconvenient to schedule and keep track of but with their new system it was all done by a phone call and confirmation in an email. So simple!
We listed our condo on September 21, 2010 and the first showing was September 23, 2010. After many showings, we received an offer on October 15, 2010. Lamacchia Realty negotiated with the buyer, lender & us. With our best interest at heart, we all agreed upon a higher offer.
We were given a closing date to look forward to and assured that we would be kept informed of every step that would get us to that date with no problems. Lamacchia Realty went above and beyond to make us feel like this was a process they could handle and that our worries should be none. We were given a lawyer who was assigned to our sale and who would take care of us through the closing. Everyone did as they promised.
Our closing date came without delay and our condominium was sold. I was no longer staying afloat in my home, but sinking and out of options financially. I decided the bank would eventually accept back the keys to my American Dream. Pretty much just like the TV ad though it took slightly longer due to the bank and buying process but the team is really good professional and straight forward and much less headache/hassle than with previous realtors. The thought of putting your house up for sale can make your head spin when you think about all that’s involved with selling. Uncertain of the housing market and what’s truly involved in selling our home were some things that we began to wonder about. It seemed like a daunting task. What do we have to do to get the house ready to show? How do I find the right people to work on issues that need to be fixed before showing the house? What do I do with all of this “stuff” I no longer want or need? And the all-important question; what is my house worth?
Enter John and Anthony; honest, direct and very talented. It was as easy as calling them and asking them for an interview. They came to the house, walked through it with us and made suggestions about what we could do to highlight the best features of the house, as well as things that needed to be addressed; like painting the fence. Not only were they able to point out issues, they were prepared with a list of contractors to address any size job. The people that they recommended were fantastic; professional, courteous, on time and on budget. It became clear very early on that these guys know what they’re doing and associate themselves with top quality contractors. We took their advice, made the improvements and then got out of their way to let them do their job – sell our house!
We spoke to other real estate agents and gave them the same interview opportunity. What amazed us the most was the primary focus to list our property on the internet; an MLS page of home facts and a few pictures. It certainly is a great way to reach a lot of people, but it’s not the only way. We felt as though other agents were too reliant on the internet alone and were missing potential opportunities and a personal touch. John and Anthony used the internet, but they also used local and city papers, direct mailings, and TV. The service that we got from the office was also tremendous. Sarah would send us reports each week that showed how many times our property was viewed online, reported who went to the house and when, as well as provided valuable feedback from viewers. Sarah became our point person at the office and whenever anything needed to be done, she would make sure it happened.
Seventeen days after signing with them we were entertaining two offers. John and Anthony were in contact with us through the entire negotiation process – which took hours, not days. Once we agreed on the final offer, Sarah set up all of the meter reading and fire marshal appointments that were required for us. It’s true, my head was spinning!
