We miss the Zip Trips too, they’ll be here before you know it. Let’s talk a little bit before we get to the three houses, this is one of our favorite segments we do with you guys, a little about home sales.
August numbers were finalized last week by the Warren Group.
Best month, I mean home sales for August were up 25%. So each month we’ve been seeing 19%, 20%, 21%, August home sales in Massachusetts up 25%. Southern New Hampshire home sales up 45%. Last August 2011, 600 homes sold in Southern New Hampshire, this year over 1000. So it’s great news.
So is there any catch here?

Price points are staying pretty good, they’re haven’t gone like this but they’re starting to stabilize. Interest rates are still as low as historically that we’ve ever seen and that’s definitely helping.
All right that’s some good news. Now let’s have some fun let’s look at the three houses the first of our houses here, we’re headed to Framingham I believe.
That’s right. It’s an older Colonial
Tell us the price point first.
It’s $349,000. And it’s 67 Meadow Lane and 4 beds, one and a half baths, so as we talked about in the Zip Trips throughout the summer you’ve got old and new blended very nicely so built in 1867, so it’s got some architectural detail, and charm, and you’ve got wide plank floors, you’ve got an updated kitchen, you’ve got some stainless steel mixed in, plenty of square footage slightly under 2000 square feet

So could be a home office, could be a bedroom, once again a wonderful opportunity.
Is that last room there is that like a sunroom
Sunroom off the back of the home so it overlooks a good sized lot, not too big to maintain, so once again great value, we anticipate that will go pretty quickly.
I bet, that looks like a great deal, let’s talk about house number two in Leominster?
In Leominster, same price point, $349,000. And this was built in 2006, so new construction, Colonial, 3 bedroom, 2 and a half baths, as you can see from the pictures, perfectly laid out, hardwood…
It’s got an island, you know I love an island
Girl loves an island as you used to say, great backyard, great cul-de-sac
And a porch, those are my two checkboxes! With an island and porch and I’m happy.
2 car attached garage and like I said, 3 bed, 2 and a half bathrooms and just slightly under 2000 square feet, great opportunity, we think it’s better than new construction because they’ve done some nice paint colors, and some updating throughout.
Really nice hardwood floors it looks like in there as well. All right should we talk about our 3rd spot here?
180 Western Ave in Sherborn. This property has over an acre and a half of land. The land is the best part of this. The house itself is nice, it needs some work, but it’s a great opportunity to get a beautiful property in Sherborn. A nice flat level lot, conservation land around it and has a big 2 car garage, it has an above ground pool, and it’s a real nice place. A real good opportunity to get in Sherborn for $350,000.
I was going to say it’s interesting you get some that are very updated and are great deals and look beautiful and then to get into a place like Sherborn
It depends on the town, Sherborn there’s some real expensive homes in Sherborn, the average price is certainly higher, so that gives you an idea like you said how it varies from each town but we intentionally did 3 at $350,000 because the average price in Massachusetts is $360,000 so we figured $350,000.
What do you like to call Sherborn? I’m going to call him out on it.

Everybody in Sherborn is like Yeah!
It’s a nice community there’s no question.
I can understand why people would want to get in there. Now would you recommend let’s say you’re a first time house buyer, looking for a good deal, is it better to go with something like a fixer in Sherborn just to get into the town or do you go for something like what we saw in Leominster or Framingham?
Well it depends on proximity to work, proximity to family, those are 2 big things that people need to take into account. We’ve had too many people who’ve said oh I’m going to move to somewhere far away, Leominster, for example and they work in Boston, oh it’s not far the commute is 40 minutes, it’s 40 minutes in the middle of the night, that’s why you have to take those thing into account, and if you’re young and handy then of course buy yourself the fixer upper, you save a lot of money if you’re young and like a lot of my friends and you don’t know how to pick a hammer up
