Welcome back everybody as we continue the Zip Trip here in Sturbridge this morning I’m joined by my friends John McGeough and Anthony Lamacchia of Lamacchia Realty as I am every week as we check what’s on the market here in Sturbridge, good morning to you gentlemen.

We positioned you just perfectly, let’s talk about some of the stats here in Sturbridge, give us some the average home prices.

Average price for a single family here in Sturbridge is about $250,000 the average price for a condo is about $190,000, the population is about 9,000. And the interesting thing about Sturbridge is, about 10% of the properties in Sturbridge are lakefront:they have 6 recreational lakes in the town so a lot of lakefront property.

So you can get a water view, I like the sound of that all right let’s talk about our first property.

Absolutely and we’ll talk, not on this one, but we do have a nice lakefront as well that we’ll end with, but this one is 6 Forest Lane it’s on for a little under $174,900, so once again as we talk every week about the interest rates they’re so low so you’re talking about $1000 in on a home like this with taxes and insurance, a great condo alternative 2 beds, 1 bath, adorable ranch fully renovated. You’ve got the stainless steel, the granite, they’ve done a great job with using colors. Condos are great for some folks but this is a perfect alternative where you’ve got your nice yard, you don’t have to worry about nosy neighbors, it’s a really good value and we wanted to start off with something reasonable as well.

It is, and Sturbridge for the most part is pretty accessible, so this one is that dead end street gives you some privacy but you can still jump on the Pike not too far away.

Hop on the Pike or 84 whatever you need to get onto. All right let’s talk about our second one.

48 Clark Road it’s on for $240,000, 1,800 square foot colonial on a half an acre, nice place, updated kitchen, finished basement real nice landscaping walk-in closets, patio with a fire pit, I thought that was a cool feature, absolutely big island in the kitchen, and I love the mirror over the mantel, I’m not sure if that’s included but it certainly looks nice!

Exactly. Someone could put it in their offer. But it’s a nice place, nice deck and another good starter home, both of these are.

Very reasonable as well.  Let’s talk about our last house, last but not least 5 Kaitbenski Drive, that is $343,000 so we’re getting a little higher in price point but still very affordable, little under 2000 square feet built in 1994, this one sits right on the lake and see as I think our viewers will see the pontoon boats you’ve got the dock, nice open space, you’ve got some exposed beams, once again very updated, great colors, very nice home as Anthony highlighted what you do which was news to us is you’ve got a tremendous amount of lakefront property here.

I think if you end up living on a lake you might end up putting a little money towards a boat or something like that.

Sturbridge is a small town located in southern Worcester County. It’s bordered by Connecticut to the south, Southbridge to the east, Brimfield to the west, and Worcester to the north. Sturbridge is best known for Old Sturbridge Village, a living history museum depicting early New England life from 1790-1840 with historians in costume, antique buildings, water-powered mills, and a working farm. Visitors can view antiques, meet heritage breed animals, and enjoy hands-on crafts. The historical landscape of more than 200 acres includes more than 40 structures including restored buildings brought from across New England as well as some authentic reconstructions. Horse-drawn sleigh rides are offered on weekends in winter.

There’s plenty to do in Sturbridge. The town is home to the Stageloft Theater, offering live performances of plays, musicals, and kids shows. Wells State Park is in Sturbridge, where hikers can enjoy over 10 miles of trails, Walker Pond for boating, canoeing, and swimming, and over 60 campsites.  Residents can also visit Tantiusques, where New England colonists used to mine graphite. It’s listed in the National Register of Historic Places. Visitors can explore the graphite mines, hike the trails, hunt, and go horseback riding on the 57-acre open space reservation. Sturbridge also has 6 full recreational lakes with many gorgeous lakefront properties currently on the market.

Sturbridge is also known as a destination for antique shopping. Experienced collectors and weekend shoppers alike can drive along route 20 to experience some of the best antique and vintage shopping in Massachusetts. After shopping, there are many dining choices in Sturbridge, including the historic Publick House, built in 1771, and more contemporary options like the Cedar Street Grill and B.T.’s Smokehouse.

Students in grades K-6 attend Burgess Elementary School, grades 7-8 attend Tantasqua Regional Junior High School and grades 9-12 got to Tantasqua Regional High School.

The average sale price for a single-family home in Sturbridge is $249,861 and $190,400 for a condo.
